Rental conditions of Haihara Manor
1. General conditions
The City of Tampere, Public Cultural Services, rents a manor house built in the 1870s in the Haihara Art Centre area of Kaukajärvi. The mansion has a meeting room for 180 people and chairs and tables for 135 people. The large hall of the manor can accommodate 70-90 people at a time.
The Haihara area is also home to other activities, especially in the summer, and is a busy area for outdoor activities and visits.
1.1. Furniture and equipment included in the rental price

Sanitary facilities are gender-neutral. The second toilet is a more spacious single toilet, sized to accommodate disabled access and childcare within the old mansion. The second toilet has two seats separated by partition walls.
The use of the facilities will be explained at the latest when the keys are handed over.
The tenant must return the space and all fixtures and fittings in the same condition in which they were received.
1.2. The rent does not include
No catering, crockery, tablecloths or cutlery. Tenants are free to choose their own caterer. The kitchen is suitable for heating food, but not for cooking. There is no liquor license, but guests can bring their own drinks for private parties. No overnight stays are allowed.
The park area is not available for rent and there are no restrictions on the use of the public park area. If you wish to have a small outdoor tent for your party, please let us know when you book: the tent should be placed right next to the manor house, on the sandy area in front of the stairs. There is no outdoor furniture at the manor.
1.3. How to get to Haihara?
Address: Haiharanaktu 30, 33710 Tampere.
Bus connection: bus number 10 leaves from Tahmela and goes via Hämeenkatu in the city centre to Kaukajärvi. The journey from Keskustori (stop F) takes about 25 minutes. The main stop is next to the sand road near the windmill, where the park area of the Haihara Art Centre begins.
Driving directions: coming from Tampere city centre, drive straight on Kalevantie-Messukyläntiet for about 6 km, turn right at the traffic lights after the 9-road overpass to Juvankatu. After about 500 metres, you will come to a traffic light, where you turn left into Keskisenkatu. After about 600 metres, turn right into Haiharankatu. At the end of the street, the asphalt road ends and the dirt road begins. The Haihara Art Centre, and its main building, the mansion, is located on the left side of the dirt road.
The Haihara Art Centre has its own parking lot. Paid parking is also available at the end of Haihara Street, before the mansion area, on the right-hand side of the street.
1.4. Tour of the premises
Please make an appointment well in advance by calling the coordinator, tel. 050 336 8664, on weekdays from 9 a.m. to 3 p.m. Visits must be cancelled if necessary.
2. Tenant
The tenant may be a company, association or organisation with a valid business identity number or an adult private individual. For parties, birthdays, etc., the hirer must be at least 25 years old.
The City of Tampere has the right to ask the lessee for additional information about the lessee's previous activities or the nature of the event, if necessary. If the event does not meet the conditions of the rental, the Public Cultural Services has the right to cancel the booking confirmation already sent. The event may also be cancelled if it appears that the hirer has a payment default record according to Suomen Asiakastieto Oy. Upon request, the hirer must provide the City of Tampere Public Cultural Services with proof of his/her right to sign (e.g. a certificate from the register of associations or companies) or his/her identity (driving licence, passport or identity card).
By booking the space, the tenant undertakes to comply with the rental conditions. The tenant is not entitled to transfer the reservation to a third party.
3. Reservation and cancellation of the reservation
3.1. Prices and reservation status
Please check the current rental prices and reservation status on the Haihara website under the section Space rental. Prices are reviewed annually, i.e. the price at the time of booking may not be the same the following year. There is a link to the manor's booking calendar on the page.
3.2. How to book

3.3. When to book
Reservations must be made at least two days before the event.
Reservations are accepted all the time, so please contact our customer service after checking the Timmi calendar on Haihara's website for the booking situation. The Public Cultural Services reserve the right to reserve spaces for their own use according to their needs.
The mansion is not rented out during the Christmas period. In June, July and August, the mansion is available for events and exhibitions organised by the Public Cultural Services.
The tenant must adhere strictly to his/her own booking times. When making a reservation, please also take into account the time needed for decorating and cleaning the premises. It is not possible to bring the hirer's belongings to the premises in advance or to leave them for collection at a later date. If the tenant leaves his/her belongings on the premises, he/she will be charged for the time spent collecting them, which will be at least one hour's rent. For bookings starting on a Friday, the latest start time is 18.00.
3.4. Cancellation of the reservation
Reservations can be cancelled free of charge up to 2 weeks before the event by writing to [email protected]. Reservations cannot be cancelled by telephone. If the cancellation is made later than 14 days before the date of the event without force majeure, the hirer will be charged 50% of the rent.
Force majeure is defined as serious illness or a comparable cause which the booking party could not have foreseen. A medical certificate of the illness must be presented on request. If necessary, the reserving party must be able to prove that the e-mail containing the cancellation was sent in due time in accordance with the rental conditions and, if necessary, to send a copy of it.
3.5. Rent
The rent must be paid to the account indicated on the invoice by the due date. Late payment is subject to interest on arrears in accordance with the Interest Act.
3.6. Handover of keys
The keys will be handed over by an employee of the Public Cultural Services, who will advise on the use of the alarm system and locks of the estate at the time of handing over the keys. For bookings starting on a Saturday or public holiday, the keys will be handed over at 15.45 on the Friday or the working day before the public holiday. If there is a booking that prevents the keys from being handed over at this time, the handover time will be agreed separately with the customer.
4. Organisation and cleaning of the premises
After rental, the premises must be left in the same condition as when they were received. For more detailed instructions on cleaning and waste recycling, please contact the estate. The cleaning instructions must be followed. Arrangement of the premises before the event is the responsibility of the hirer. Nails may not be nailed to the walls, but there are display rails on which to hang paintings or photographs, for example. No taping is allowed on walls, windows, thresholds or furniture.
Tables and chairs must be put back in storage after the event. The hirer is responsible for cleaning up after the event. All decorations and other details added to the premises must be removed. Rubbish must be taken to the waste deposit in the estate, properly sorted. No glass may be placed in the estate's waste bins; the tenant must take the glass waste with him and place it in the collection bins. The nearest Rinki collection point is in the yard of Tokmanni in Kaukajärvi.
The tenant will vacuum the floors and wipe up the biggest stains. The wooden floor in the hall must not be washed with lot of water. The outside areas must also be thoroughly cleaned if necessary. There is a cleaning closet in the kitchen of the manor house with instructions for the tenant.
The following cleaning equipment is available to guests:
- 2 x brush and scrubbing brush
- vacuum cleaner
- mop
- disposable linen
- cleaning fluids for removing stains
Cleaning equipment must be cleaned after use. More toilet paper, hand towels and rubbish bags can be found in the baskets in the toilet and in the cupboard in the hallway.
If the tenant does not put the chairs and tables back into storage and does not clean up the premises, he will be charged the actual cost of doing so, with a minimum €120.
5. Sound system
Inside Haihara Manor, renters have access to a sound system for speech and background music playback. Outside, the use of sound is prohibited. No noise is allowed in the yard of the manor after 10 pm.
6. Security
The hirer is responsible for exercising caution and care on the premises. The tenant is responsible for keeping the premises tidy. Emergency escape routes must be accessible at all times and under all circumstances. Smoking is prohibited in all areas of the estate. For fire safety reasons, no candles may be lit indoors. Fireworks, trash bombs and gas balloons are also prohibited. Only outdoor fires burning for 4-6 hours are allowed in the vicinity of the mansion and in the park area, the distance from the wall should be dimensioned according to the outdoor fire of 3-10 metres. The smoking area is outdoors near the main doors of the mansion.
Instructions on how to turn the alarms on and off will be given to the tenant by the staff when handing over the keys. The tenant will be charged in full for any unnecessary alarm.
7. Other responsibilities of the tenant
The tenant is responsible for the premises and is obliged to report any damage as follows:

The tenant is liable for any damage to the premises, furniture or equipment caused by his/her own negligence or failure to follow instructions during the rental period.
