Complementary construction planned next to tramway stops in the centre of Lentävänniemi

Complementary construction will be made possible in the vicinity of the new tramway stops, in the centre of Lentävänniemi district, locating in the western part of Tampere. The preparation material, plan drafts and the supplemented Participation and Assessment Plan for the two local detailed plan rezoning projects are available from 11 January to 1 February 2024, during which time opinions on the drafts can be given.

Local detailed planners and other designers are available on Wednesday 24 January 2024 from 16:30 to 18:30 at Lentävänniemi School (address Vähäniemenkatu 42, main entrance, building A). You can visit the event at a convenient time, familiarise yourself with the plans and discuss them with the designers. A brief overview of the local detailed plan drafts will be held at 17:00 and 18:00.

The zoning targets are located near the end of the new tramway line under construction and next to the tramway stops. New residential and commercial construction is planned for Männistönkuja 2 and 4. On Lielahdenkatu 27 and 29a, as well as Pikkusaarenkuja 4 the intention is to complement residential plots with new apartment blocks. The rezoning also includes street areas.

The land owners are three housing companies and a real estate company for the commercial plot. The market area and street areas are owned by the city. The aim of the local detailed planning is to enable the construction of a new local centre, i.e. apartment blocks, grocery store and other commercial premises next to tramway and bus stops, in an efficient public transport zone. The local detailed plan is located in the area of growth and vitality of the urban strategy.

Business premises and new residents

The rezoning of the commercial plot will enable the construction of new apartment blocks and a grocery store in the centre of Lentävänniemi district. The local detailed plan will bring about 450 new residents to the area. The current commercial building, built in the 1970s, is to be demolished. The new buildings will be adjusted to the current building stock and the structure of Lentävänniemi area.

The local detailed plan draft allocates 17,000 square metres of floor space to residential construction and 1,000 square metres of floor space for commercial construction. The tallest building will have 12 storeys and other residential buildings 8 storeys. The business premises will be located next to the new Lentävänniemenaukio square and Lielahdenkatu. According to the draft, the new grocery store will be single storey. The parking facility is partly above ground, partly underground. 

The right to build will increase by 8,900 floor square metres compared to the current local detailed plan, which enables new construction. Current street boundaries will change. The local detailed plan area under rezoning is approximately 1.8 hectares.

In the local detailed plan’s rezoning draft for residential plots, new apartment building plots and commercial space are allocated to the plots of three housing companies. The new homes will house an estimated 360 residents. A total of 19,470 floor square metres will be allocated to new residential buildings, in addition to the current 22,350. A total of 300 floor square metres is allocated to commercial construction. The number of storeys varies between 7 and 9.

Seven new apartment building plots will be formed in the local detailed plan area. The new buildings will focus on the current parking areas in the south. The current apartment buildings were built in the 1970s. The area under rezoning is approximately 4.2 hectares.

Based on the feedback received at the initial phase of the local detailed plans, the number of storeys in complementary construction and the shape of the buildings have been changed to better suit the current building stock in the area. The plans have been studied in the urban model, and perspective images have been compiled into urban image reviews. A report has been drawn up on the changes, which have taken place since 2010, in relation to the values of the area.
The planned construction complements the urban structure next to the tramway line. The operation of the tramway from Santalahti to Lentävänniemi is scheduled to begin in January 2025.
